The first five- or ten-year term ending does not trigger an automatic extension. GDRFA Dubai describes each of its golden residence renewal services in the same way: the permit is renewed under the terms and conditions it was originally issued on. That phrasing carries the whole point. The route you qualified on has to still describe you at renewal.

What that means in practice depends on the route. On the property route the qualifying holding still has to be there, at the value the route requires. On the entrepreneur route GDRFA lists a nomination letter from the Dubai Future Foundation among the required documents, alongside the passport copy. On the talent routes the renewal file needs a nomination letter from the relevant nominating body: Dubai Culture Authority or the Ministry of Culture for culture and art, the Ministry of Economy or the competent local authority for innovators and inventors, the General Sports Authority or Dubai Sports Council for athletes, and the Emirates Council for Artificial Intelligence and Digital Transactions for digital talent.

So the honest way to think about renewal cost is in two parts: the published government fees, which are knowable in advance, and the cost of re-evidencing your route, which is not a fixed number and can be zero or substantial depending on how much your circumstances moved in five or ten years.

Added together, that is AED 1,640 for the main applicant.

GDRFA also states that the issuance fee increases by AED 100 for each year where the residency runs more than two years. A ten-year permit is plainly more than two years, so treat AED 1,640 as the floor of the published schedule rather than the final number, and get the exact total for your term confirmed before you budget against it.

The stated processing time is 48 hours, and the service is available through GDRFA's digital channels around the clock as well as at Amer service centres and customer happiness centres during working hours. That 48-hour figure describes the authority's handling of a complete file. It does not describe how long it takes you to assemble a nomination letter or a current property valuation.

What the ICP publishes for renewals outside Dubai

Dubai runs its own residency authority; the rest of the country goes through the Federal Authority for Identity, Citizenship, Customs and Port Security. The ICP's renewal of residency permits service is described as renewing a residence permit linked to an Emirates ID card application, which is a useful reminder that the two are processed as one movement rather than as separate errands.

The ICP publishes three fee lines: application fees of AED 100, a renewal fee for the residence permit of AED 100 per year, and smart service fees of AED 100. The per-year structure means the headline changes with the length of the permit rather than being a single flat charge, which is the main structural difference from the Dubai schedule.

The stated processing time is two days, through the ICP Smart Services website or app, which are available at any hour. The ICP's required-document lists vary by residency category, but a medical report and valid health insurance appear across most of them.

Which authority handles your renewal follows the emirate that issued the permit. Do not apply a Dubai fee table to an Abu Dhabi permit, or the reverse.

The costs that sit outside both fee tables

Neither published schedule is an all-in price, and the gap between the permit fee and what a renewal actually costs is where most of the surprises live. The medical fitness test is a separate charge, priced by the health authority and the centre, and standard versus express processing changes it. The Emirates ID is its own application with its own fee. Health insurance valid in the UAE has to be in force, and for anyone who let a policy lapse while living abroad that is a real cost arriving at exactly the moment the renewal needs it.

Then there is whatever your route costs to evidence. A fresh property valuation, an attested document, a translation, or the time spent obtaining a nomination letter from a government body are all renewal costs even though no fee table lists them. The Emirates ID timing is worth setting a reminder for on its own. The official portal states that residents lose their visa if they are absent continuously for more than 180 days, and separately that Golden Visa and green residency holders do not need the permit that other residents apply for in order to stay away longer. The ICP puts the same point plainly on that service: Golden, Green and Blue residency holders may enter the UAE at any time as long as the residence remains valid.

The words doing the work there are as long as the residence remains valid. The absence exemption protects the permit from being cancelled for time abroad. It does not extend the permit's own expiry date. Someone who spends most of the term outside the country still has the same renewal deadline as someone who never left, and is likelier to reach it without a live health insurance policy or current UAE address documents.

After expiry or cancellation, the official portal describes flexible grace periods reaching up to six months depending on resident category, with overstay charged at a standardised AED 50 per day once the applicable grace period has run out. A grace period is a cushion, not a plan. Renewing before expiry avoids the question entirely.

Grace period lengths differ by resident category and are set by the authorities. Confirm the period that applies to you rather than assuming the longest one does.

Insurance in the renewal window

The awkward case at renewal is the holder who has been living outside the UAE, which the Golden Visa permits, and whose UAE health policy is no longer in force. Renewal expects valid cover, and the medical fitness test and biometrics happen on a trip back.

A UAE-licensed policy is the thing the renewal actually requires, and it should be arranged first. Travel medical cover is only worth holding for the trip itself.
